It’s hard to believe it is already October.  The fall real estate market is usually quite robust. Children are back in school, summer vacations are over and serious buyers can now focus on buying a home. If you are a seller looking to take advantage of the strong fall market, here are a few tips to help your home show like a dream and capture that perfect buyer’s heart. First, focus on curb appeal – make sure leaves are raked, gutters are free of debris and summer lawn furniture is put away. Install motion-sensor lighting to illuminate your walkway and front porch. Hang a nice autumn wreath on the door and put mums on the porch. As the days get shorter, lighting becomes extra important. Clean the windows, raise shades and blinds and remove heavy draperies. Make sure each room is well lit and, if possible, turn on every light in the house. Adding a bit of autumn-scented potpourri throughout your home can go a long way toward giving your potential buyer that “this feels like the perfect home” feeling.  These extra touches make for a warm and welcoming first impression and will help buyers fall in love with your home. How is the Rivertown Real Estate Market?

August 2018 YTD vs. August 2017 YTD - Single Family Homes

New Inventory (the number of homes coming on the market) increased 2.2% (184 YTD 2018 vs. 180 YTD 2017). There was a 1.1% increase in the number of sales (94 YTD 2018 vs. 93 YTD 2017). The average sales price for homes that have sold increased 24.6% to $814,707. The median sales price increased 20.8% to $654,550. Overall, the average sales price for homes that have sold in Rockland County (inclusive of the rivertowns) was $500,730, up 6.3% over the same period last year. The median sales price in Rockland County (inclusive of the rivertowns) was $462,000, up 5.0% over the same period last year.

August 2018 YTD vs. August 2017 YTD - Condos/Co-ops

New inventory (the number of condos coming on the market) decreased 3.4% (57 YTD 2018 vs. 59 YTD 2017). There was a 5.9% decrease in the number of sales (32 YTD 2018 vs. 34 YTD 2017). The average sales price of condos that have sold decreased 13.1% to $386,988. The median sales price decreased 33.1% to $272,500. Overall, the average sales price for condos that have sold in Rockland County (inclusive of the rivertowns) was $241,394, up 2.3% over the same period last year. The median sales price for condos and co-ops in Rockland County (inclusive of the rivertowns) was $215,000 up 10.3% over the same period last year.
