Houses get bought and sold; a home stays with you always. There’s a big difference in buying a house and having a home. Buying a house is just the first step. Making a home is what’s important. The homes we live in become an integral part of who we are. How many of us have driven by a home we moved out of years ago just to reminisce? A home is where you feel comfortable, warm, safe and protected. Where purple polka dot pjs are welcome attire and eating Ben & Jerry’s out of the carton can be considered fine dining. A home is where you invite friends and family to celebrate holidays or where you can shut the door to the outside world and enjoy quiet solitude. With that, here are the homes that sold in the rivertowns in September.
How is the Real Estate Market in Rockland County and the Rivertowns?
September 2018 YTD vs. September 2017 YTD - Single Family Homes
New Inventory (the number of homes coming on the market) increased 2.5% (204 YTD 2018 vs. 199 YTD 2017). There was a 1.9% increase in the number of sales (106 YTD 2018 vs. 108 YTD 2017). The average sales price for homes that have sold increased 23.8% to $823,842. The median sales price increased 23.8% to $652,000. Overall, the average sales price for homes that have sold in Rockland County (inclusive of the rivertowns) was $501,809, up 6.5% over the same period last year. The median sales price in Rockland County (inclusive of the rivertowns) was $464,000, up 5.5% over the same period last year.
September 2018 YTD vs. September 2017 YTD - Condos/Co-ops
New inventory (the number of condos coming on the market) decreased 6.5% (66 YTD 2018 vs. 62 YTD 2017). There was a 2.8% decrease in the number of sales (35 YTD 2018 vs. 36 YTD 2017). The average sales price of condos that have sold decreased 9.5% to $395,743. The median sales price decreased 32.5% to $275,000. Overall, the average sales price for condos that have sold in Rockland County (inclusive of the rivertowns) was $240,813, up 1.6% over the same period last year. The median sales price for condos and co-ops in Rockland County (inclusive of the rivertowns) was $210,000 up 4.0% over the same period last year.
