2Q 2018 YTD vs. 2Q 2017 YTD - Single Family Homes
New Inventory (the number of homes coming on the market) decreased 0.7% (147 YTD 2018 vs. 148 YTD 2017). There was a 6.5% increase in the number of sales (66 YTD 2018 vs. 62 YTD 2017). The average sales price for homes that have sold increased 25.5% to $869,442. The median sales price increased 19.6% to $641,250. Overall, the average sales price for homes that have sold in Rockland County (inclusive of the rivertowns) was $499,746, up 7.2% over the same period last year. The median sales price in Rockland County (inclusive of the rivertowns) was $450,000, up 3.4% over the same period last year.

New inventory (the number of condos coming on the market) decreased 4.0% (48 YTD 2018 vs. 50 YTD 2017). There was an 17.9% decrease in the number of sales (23 YTD 2018 vs. 28 YTD 2017). The average sales price of condos that have sold decreased 15.5% to $401,826. The median sales price decreased 41.7% to $275,000. Overall, the average sales price for condos that have sold in Rockland County (inclusive of the rivertowns) was $244,393, up 1.7% over the same period last year. The median sales price for condos and co-ops in Rockland County (inclusive of the rivertowns) was $210,000 up 7.7% over the same period last year.
