How is the Rivertown Real Estate Market?
October 2018 YTD vs. October 2017 YTD - Single Family Homes
New Inventory (the number of homes coming on the market) increased 1.4% (223 YTD 2018 vs. 220 YTD 2017). There was a 7.3% decrease in the number of sales (115 YTD 2018 vs. 124 YTD 2017). The average sales price for homes that have sold increased 20.1% to $799,663. The median sales price increased 19.5% to $630,000. Overall, the average sales price for homes that have sold in Rockland County (inclusive of the rivertowns) was $498,668, up 6.4% over the same period last year. The median sales price in Rockland County (inclusive of the rivertowns) was $460,000, up 5.0% over the same period last year.
October 2018 YTD vs. October 2017 YTD - Condos/Co-ops
New inventory (the number of condos coming on the market) increased 2.9% (72 YTD 2018 vs. 70 YTD 2017). There was a 2.5% increase in the number of sales (41 YTD 2018 vs. 40 YTD 2017). The average sales price of condos that have sold decreased 2.5% to $415,500. The median sales price decreased 32.5% to $275,000. Overall, the average sales price for condos that have sold in Rockland County (inclusive of the rivertowns) was $246,037, up 5.6% over the same period last year. The median sales price for condos and co-ops in Rockland County (inclusive of the rivertowns) was $215,000 up 9.0% over the same period last year.
